Mini split maintenance System is in good operating condition, customer cleans filter regularly, cleaned condenser and tested system. Blowing 18 degree deltas, condenser capacitor is reading on the lower side, but still within specs. Recommend replacement before failure occurs. No further recommendations at this time. Changed capacitor and tested.

Club member two AC system tune ups, free with membership Downstairs unit: The system is in good operating condition, blowing 18 degree deltas. All electrical appears to be in good shape. I cleared the condensate line and cleaned the condenser. There are no signs of rodent activity in the outdoor unit. The filter should be replaced yearly. No further recommendations at this time Downstairs unit: however this system is only used to clean one room, while sharing return ductwork with the downstairs unit. The customer states that the system works very well in the summer. I cleaned the condenser, and cleared the condensate line. The blower capacitor is reading within specs. Condenser is equipped with a hard start, and the start/run capacitor was recently replaced. This capacitor is also reading within specs.

Club member AC tune up System is in operating condition. I pulled, and cleaned all filters. Filters should be cleaned monthly during heavy use. With a vacuum, I cleared condensate lines. with windex, and vinegar, rather than ammonia, to keep condensate lines clear. Then, I cleaned the condenser coil. The system is blowing 23 degree deltas after cleaning the condenser. No further recomendations at this time.

Install and wire two ceiling fans We began with running new wiring from from switches through the attic to the center of each room. Cut holes for each fan box, then installed the boxes, and fans. We then re-installed the switch boxes and the switches. We made all the necessary electrical connections, then we tested for correct voltage. Both fans are working properly.
